Job Posting, Full Time Manager (Cochrane)

StoreSmart Self-Storage is seeking an experienced full-time Manager for 40 hours per week (Fridays through Tuesdays from 9am - 5pm). The successful candidate will have a minimum two years retail management/sales experience, self-storage or otherwise and will be a self-motivated individual, who enjoys multi-tasking in a fast-paced environment consisting of managerial, office and yard duties. As a customer-oriented business, the successful candidate will possess outstanding customer service and troubleshooting skills.

Duties and Responsibilities Include:

  • Provide exceptional customer service on the phone and in person by helping customers to understand their needs and make recommendations for storage solutions;
  • Rent storage units by properly completing rental agreements while assisting customers in understanding the terms of their rental;
  • Sell and upsell customers on merchandise, such as boxes and other moving supplies;
  • Maintain an exceptionally clean facility, including office, yard and buildings;
  • Perform daily/weekly/monthly opening and closing procedures;
  • Process and reconcile payments (cheque, debit, credit card, cash);
  • Prepare and make deposits / manage cash box
  • Manage and perform customer billing;
  • Manage accounts receivable and perform collection calling;
  • Troubleshoot customer issues;
  • Process refunds as appropriate when customers vacate;
  • Order office/center supplies and work with suppliers to lower costs;
  • Manage inventory of boxes and other moving supplies and complete merchandise orders as required;
  • Unload / stock inventory and ensure effective display of merchandise in store;
  • Implement and support marketing initiatives and promotions;
  • Promote the business within the community by attending events;
  • Coordinate and maintain the staff schedule;
  • Supervise and evaluate staff;
  • Support the continued development and skills training of staff;
  • Encourage and maintain a positive working environment for staff;
  • Monitor property performance and make recommendations for improved performance;
  • Be responsible for ensuring an exceptionally clean Centre, including office, yard and buildings;
  • Be responsible for ensuring that the Centre is safe for customers and employees;
  • Seek prior approval from the Operations Manager for any atypical expenditures;
  • Coordinate maintenance/repairs on site and assist as appropriate;
  • Coordinate the activity of any third party contractors on site (e.g. snow removal contractor)
  • Complete janitorial duties in the office and immediate area;
  • Complete U-Haul reservations in person and over the phone, receive and dispatch U-Haul equipment, and perform minor equipment maintenance (e.g. topping up fluids, re-fueling, adjusting tire pressure, etc.); and

Candidates may come from a variety of customer-oriented businesses, including retail sales, restaurant management, property management, etc. The successful candidate will have:

  • Minimum two years managerial and/or sales experience;
  • Outstanding phone disposition;
  • Excellent interpersonal skills;
  • Excellent oral and written communication skills;
  • Advanced computer skills (PC/Windows environment) and the ability to learn customized site management software;
  • The ability to work independently as well as in a small team;
  • The ability to multi-task and prioritize activities;
  • Excellent troubleshooting and customer service skills;
  • Excellent organizational and administrative skills;
  • Great attitude and enthusiasm for helping people;
  • The ability to perform physical duties such as but not limited to vacuuming, sweeping, mopping, wiping down surfaces/equipment, moving/parking/coupling/uncoupling of U-Haul trucks and trailers;
  • A valid Class 5 driver’s license (candidates will be required to provide a current driver abstract and experience letter from insurer); and
  • A clean criminal record check.

Compensation:

  • $17.00-$20.00 per hour, depending on experience; and
  • Private health services plan in place offering medical, dental and vision coverage.
